The price of rental housing in the Canary Islands rises by 3.1% in April

According to idealista's price report, April's data has become the "historical maximum price" for renting in the Canary Islands and in Spain on the whole.

According to the latest price report published by idealista, rental housing in the Canary Islands has risen by 3.1% in April compared to the same month in 2022. In Spain, the month ended with an average price of 11.5 euros per square metre, which represents an increase of 8.9% compared to the same month last year, and a rise of 1.7% compared to March.


Specifically, the April figure recorded has become the “historical maximum price” for renting in Spain since idealista has been keeping records.

THE PRICE RISES IN 39 PROVINCES

The price of rent has risen in 39 provinces compared to the previous month, with the highest rises in Cantabria (+7.2%), Huelva (+5.4%), León (+5%), the Balearic Islands (+4.7%) and Santa Cruz de Tenerife (+4.6%). On the other hand, the provinces that have experienced decreases in rents are Teruel (-2.3%), Tarragona (-1.8%), Álava (-1.8%), Huesca (-1.4%) and Ourense (-1.3%).

Barcelona, which reached 15.8 euros per square metre, was the most expensive province, ahead of the Balearic Islands with 15.2 euros per square metre, Madrid with 15 euros per square metre and Guipúzcoa with 14.1 euros per square metre. Zamora, with 5.5 euros per square metre, Cuenca and Ciudad Real (5.7 euros per square metre in both cases) were the cheapest provinces.

THE MOST EXPENSIVE RENTS ARE IN BARCELONA

In April, Barcelona was the capital with the most expensive rents, with a price of 18.6 euros per square metre, followed by Madrid (16.4 euros per square metre) and San Sebastian (15.9 euros per square metre).

Additionally, the real estate portal has also highlighted the capitals of Palma (14 euros per square metre), Bilbao (13.2 euros per square metre) and Malaga (12.4 euros per square metre). Madrid, San Sebastian, Palma and Malaga have reached in April their highest prices since idealista has records, according to the idealista report.

In contrast, Zamora was the capital with the cheapest rent, with 5.9 euros per square metre, followed by Ciudad Real (6.2 euros per square metre), Ávila, Cáceres and Lugo (6.4 euros per square metre in both cases).
